Too often, the move-in walkthrough is viewed as more of a tenant’s responsibility than something a landlord does. In thinking this way, though, you may be robbing yourself of the many benefits that come with move-in walkthroughs. There should be a walkthrough at both move-in and move-out. The process of a move-in walkthrough is quite simple: the landlord and tenant walk around the property to check if there are maintenance issues that need to be looked at before the tenant actually moves in.

  • Use a checklist. A move-in checklist is something you can go over with your new tenant. And then, make sure you give your tenant a hard copy of this checklist. In doing this, you are essentially telling your tenant that you value transparency and honesty in your interactions.
  • Take photos. Anything that should be carefully considered in the property should be documented through pictures — such as potential repairs. These pictures can be used to schedule repairs, and they can serve as a reference for when you will need to do a move-out walkthrough.
